Home & Land Buyers on the Central Coast is a family run real estate company based in San Luis Obispo. We buy single family homes, units, land, and ag land in San Luis Obispo and Santa Barbara counties, and we pay cash.
When you call, you get a person who lives here, and that same person is the one who shows up at the property. Some of what we buy we fix up or build on ourselves. Some we pass along to local builders and investors we work with. Either way, you will know the plan before you sign anything.

Are you real estate agents?
No. We are buyers. We buy property directly, and in some cases we assign our purchase contract to another buyer we work with. Either way you know the plan up front and in writing. Nobody is representing you, and nobody is charging you a commission.
Do I pay anything?
No commissions and no fees. Closing costs are spelled out line by line in the offer, so there are no surprises at the title company.
How fast can you close?
As fast as the title company can get it done, often 2 to 3 weeks. If you need more time, we build that into the deal. Plenty of people need 60 or 90 days to sort things out, and that is fine.
Will you lowball me?
We make offers we can actually close on, and we show you the math: what the property would sell for fixed up, what the repairs cost, and what we need to make it work. You can check every number.
If listing with an agent would put more in your pocket and you have the time for it, we will tell you that. Some people take that advice and we never hear from them again. That is fine with us.
What if I am behind on payments?
Call sooner rather than later. Once a notice of default is recorded there is a timeline, and every week that goes by narrows your choices. There is usually still more room than people think. We will walk through every option, including a loan modification, a payoff, a normal sale, or keeping the house, and not just the one where you sell to us.
Do you really buy land?
Yes. Vacant lots in town, acreage in the county, and ag land. Water, access, and zoning decide most of the value, so tell us what you know about those. If you do not know, that is fine. We can pull the records.
What if the house is in rough shape?
Rough is normal for us. Foundation issues, old roofs, unpermitted additions, a garage full of forty years of stuff. Leave it. We buy as is, and you take what you want and walk away from the rest.
What if there are tenants?
We buy properties with tenants in place. You do not need to move anyone out before you sell.
